iPayRent is a secure, cost effective and convenient rent payment solution that enables you to pay your rent in a way that suits you - anytime, anywhere. (This also applies to other payments including bond and excess water.)

    (Set the schedule yourself via the website or we can configure this for you)
  • BPAY: Via your Financial Institution, enter the Biller Code and Reference Number provided
  • Cash/EFTPOS: Over-the-counter at Australia Post
The service includes your own personal Tenant # and Password so you can log in to the secure website and:

  • Download a payment history report
  • Configure your own payment schedule
  • Set up a one-off forward-dated payment (ideal for holiday times)
  • View your registered bank account or credit card details
Fees charged by iPayRent
$0.55 fee to payments made from your bank account
1.32% fee to payments made from your credit card
$2.00 fee to payments made via BPAY
$3.00 fee to payments made at Australia Post

How to get started
All you need to do is complete the Tenant DDR form and return it to our office via fax, email or post. Once we receive this form, we enter your details and you can make your first payment.

Payment Processing Times
Please note due to banking processing times, iPayRent funds do not clear into our bank account immediately. It takes 4 business days for all iPayRent payments to clear into our account. Please factor this into your payments.

Maintenance Request Form
All non urgent maintenance must be request in writing by using the following "Maintenance Request Form".

Tenant Request Form
If you would like to make a request to the Owner of the property you are renting (for example: approval for a pet, request for Pay TV, etc), this must be made in writing by using the following form:

Pet Application Form
For current tenants who would like to apply to keep a pet at the property, please fill out the form below and submit to our office. This form must be signed off by us (on behalf of the owner) BEFORE the pet moves in.

Form 13 - Notice of Intention to Leave
If you would like to leave at the end of your lease agreement it must be in writing by using the following "Form 13 Notice of Intention to Leave".

Emergency Repairs



The only form of maintenance that will be dealt with over the phone is an "emergency", as qualified under the Residential Tenancies Act.
Please call our office and the matter will be dealt with immediately.

Water Usage Charges

Water utility companies charge property owners directly for water usage at the property you are renting. If your lease states that you are required to pay for water usage, we will send you an invoice for the appropriate amount to be paid as reimbursement to the owner for water usage.
